Job Summary and Responsibilities
CommonSpirit Health (CSH) Real Estate Strategy & Development (RESD) is seeking a highly strategic and collaborative System Manager, Portfolio Market Planning to join our dynamic team. This pivotal role will be instrumental in shaping our real estate portfolio, ensuring alignment with our Integrated Delivery Network (IDN) and supporting the comprehensive care delivery strategy of CommonSpirit Health.
At RESD, we are dedicated to developing innovative portfolio solutions across the Enterprise, focusing on Market Planning, Portfolio Optimization, Real Estate Development, and support for Joint Venture & M&A initiatives. Within Market Planning, our work spans portfolio alignment to the IDN, campus planning, physician enterprise support, market support for long-range strategic plans, and strategic leasing.
The System Manager will be a key driver in synthesizing market and service line strategies into justified and rational business plans. Market Planning & Strategy Development:
- Lead the development and successful execution of market and site/business unit specific strategies to optimize our Integrated Delivery Network.
- Conduct comprehensive healthcare market and site-specific analyses, including market analysis, volume & throughput analysis, capacity modeling, financial analysis, and conceptual space needs.
- Support and lead Campus Master Planning, MOB and physician enterprise planning, market assessments for land acquisition, campus repurposing, and distribution of services across campuses.
- Translate market and service line level strategies into successful plans and a basis for planning, indicating projected changes in market positioning, volumes, and key planning units required for implementation.
- Develop recommendations and present findings to market leaders, facilitating discussions and securing buy-in for strategic real estate initiatives.
- Synthesize market's vision, mission, and goals, overlaying components such as market and business unit assessments, service line volume forecasts, market share, capacity and throughput modeling, and key planning unit requirements for all elements of care delivery.
Business Planning & Justification:
- Lead early Healthcare Planning activities to develop innovative solutions that reflect a comprehensive care delivery portfolio supporting the IDN.
- Prepare and present planning studies resulting in comprehensive reports for business plan approvals, demonstrating strategic rationale and justification for project development.
- Partner with Real Estate Planning teams to formulate and achieve strategic objectives for the built environment and enabling projects through key business plan approval phases.
Collaboration & Relationship Building:
- Collaborate extensively with Region and Market leadership to align strategy and real estate, ensuring appropriate investment in the IDN.
- Build strong relationships and establish forums for the proper exchange of data and information with Market Operations + Strategy leaders.
- Collaborate with other National Real Estate Services team members (Real Estate Planning, Project Management, and Facilities Management Teams) to develop comprehensive assessment and implementation plans.
- Foster external relationships to stay abreast of current trends and best practices in healthcare market planning.
Analysis & Reporting:
- Support the Real Estate Strategy team and market leaders, providing direction and ensuring planning strategies are aligned with organizational priorities.
- Write and present executive-level reports, communicating complex information clearly and concisely to diverse audiences.
- Provide regular briefs to the System Director for Real Estate Strategy Portfolio Planning and System Director for Real Estate Strategy, ensuring internal leadership alignment.
Project Management & Leadership:
- Manage internal team members and/or external 3rd party consultant resources to conduct analysis and develop plans.
- Coordinate meetings, prepare presentation materials, and both support and lead meetings with senior Market and Region leaders.
Financial & Ethical Stewardship:
- Assess strategic rationale and justification for the development of projects, ensuring sound financial and strategic investment.
- Support and promote CommonSpirit Health’s ethical and social responsibilities.
- Consistently act in accordance with CommonSpirit Health policy and procedure guidelines.
Job Requirements
● Bachelors degree Real Estate, Engineering, Architecture, Finance, Accounting, Business Administration, Health
Administration, or related field required. Master’s Degree preferred.
● Minimum of five (5) years of experience in healthcare market planning or related field required
● Ability to conduct market analysis including current assessments, volume forecasts, and key planning unit projections to
● Ability to collaborative and communicate effectively and have excellent interpersonal relationship building skills
● Excellent writing and presentation skills
● Ability to work with varied and complex data sets
● Knowledge of healthcare industry market trends
● Advanced knowledge in MS Office applications and Google
